The San Antonio metro median home price is around $295,000 as of mid-2026, up modestly year over year and far below Austin, Dallas-Fort Worth, and Houston. That affordability is why San Antonio keeps drawing relocating families, and it shows up in every budget conversation I have: $300,000 to $400,000 buyers have real options in good school districts here in a way they often don't elsewhere.
Inventory and pace: a more balanced market
The market has shifted from the red-hot seller's years toward balance. Active listings are meaningfully higher than a year ago, homes are taking longer to sell, and price growth has slowed to a modest pace. For buyers, that means more choice and more room to negotiate inspections and incentives. For sellers, it means pricing honestly from day one: overpriced homes sit, while well-priced homes in good condition still attract attention. This is exactly the kind of market where experience and data matter.
The tax picture under every number
Texas has no state income tax, which is a headline benefit for relocators. The trade is property tax. Effective rates in Bexar County typically run about 1.5% to 1.9% of assessed value, with county neighbors varying: Kendall County (Boerne) tends lower, Comal and Guadalupe counties in between.
