San Antonio area property taxes, explained plainly

Texas has no state income tax, and the trade is property tax. The rate you actually pay depends on your county, city, and school district, so a single "Texas tax rate" is rarely the number that matters. This page gives the real, sourced picture for Bexar, Comal, and Kendall counties: typical effective rates, the exemptions that lower your bill, and what it means in dollars for a typical home.

The nominal rate, the effective rate, and the bill

In Texas, the "nominal" rate is the sum of every taxing district's rate per $100 of taxable value. The "effective" rate is the tax bill divided by the home's market value, which is lower because appraisal caps and exemptions shrink the taxable amount. Both belong in your budget conversation.

Bexar County

A typical San Antonio homeowner faces a combined tax rate around 2.27% per $100 of taxable value for tax year 2025, counting county, city, ISD, Alamo Colleges, and University Health.
Effective rate
Median effective rate on home value: roughly 1.55% (Ownwell, real 2024 transactions) to about 1.7% to 1.9% by aggregator estimates. Homestead exemptions pull the effective rate on full market value to about 1.5% to 1.7%.
Typical bill
Median residential tax bill around $3,910 (Ownwell, median home about $260,000) to about $4,535 (Abode Money, median home $262,200). 2025 estimates run higher, from roughly $5,300 to $6,600 depending on methodology.

Comal County

For a New Braunfels homeowner, tax year 2025 rates total about 1.79% of assessed value: Comal County $0.305015, City of New Braunfels $0.408936, Comal ISD $1.0748 per $100.
Effective rate
Median effective rate on market value: roughly 0.96% countywide (Ownwell), about 1.02% in New Braunfels, and around 1.13% by other estimates, with an ACS-based figure near 1.21%.
Typical bill
Median residential bill roughly $4,833 on a median home around $427,200 (Tax-Rates.org derived data).

Homestead exemptions: State school homestead exemption plus Comal County's local-option exemption of 20% of appraised value or $5,000, whichever is greater, with an added $50,000 senior exemption and tax ceiling for owners 65 and older.

Kendall County

Tax year 2025 nominal rates total roughly 1.8% to 2.3% of assessed value depending on the address: Kendall County $0.3770, City of Boerne $0.4716, Boerne ISD about $1.0109, plus special districts such as KCWCID #1 at $0.1661 per $100.
Effective rate
Median effective rate on home value: about 1.00% (Ownwell, countywide) to 1.10% (Abode Money). Boerne specifically runs about 1.03%.
Typical bill
Median residential bill roughly $4,630 on a median home around $484,000 (Ownwell) to about $5,656 on a median home near $512,700 (Abode Money).

Homestead exemptions: The state school homestead exemption applies; no Kendall County local-option percentage exemption was found, so savings beyond the state exemption come from the over-65, disabled, and disabled-veteran exemptions.

Using each county's typical effective rate range, here is the rough annual property tax on a $350,000 home. This is an illustration from county-level medians, not a quote: your exact city, school district, and exemptions change the number.

The exemptions that matter

Homestead exemptions: how they lower the bill

The $140,000 school exemption (2026)

Starting in 2026, the state school-district homestead exemption is $140,000 off the home's value for ISD taxes. On that $350,000 example, it removes $140,000 from the school tax calculation, which is the largest single piece of most bills.

County local-option exemptions

Bexar and Comal counties each add their own 20% exemption (a minimum of $5,000 off appraised value). Kendall County does not, so its homeowners rely on the state exemption plus the senior, disabled, and disabled-veteran exemptions.

The 10% appraisal cap

For a homestead, your home's assessed value for most taxes cannot rise more than 10% in a year, no matter how fast the market moves. It keeps a hot market from re-pricing your bill overnight.

File by April 30

Homestead exemptions must be filed with your county appraisal district, and the general deadline is April 30 of the tax year. If you buy mid-year, you typically file for the following tax year, so the exemption timing is part of every offer I help a client plan.

65 and older, and disabled veterans

Owners 65 and older get an additional school exemption and a tax ceiling that freezes school taxes. Disabled veterans can qualify for exemptions that reach 100% of the home's value. Rates and qualifications are address-specific.

The number to check before you buy

I pull the last two years of tax history on any home you consider, then model the bill into your monthly budget at the correct rate for that exact address, not a county average. It is the single biggest line item people forget.
