Living in Cibolo
Cibolo is the next town over from Schertz with its own momentum: new master-planned communities, a young and growing population, and the same short commute to JBSA-Randolph. It is a favorite for families buying their first or second home in the area.

A fast-growing, military-friendly suburb with master-planned communities
The short version
Cibolo sits just east of Schertz on the northeast side of San Antonio, roughly 20 miles from downtown, straddling Bexar and Guadalupe counties. It is one of the region's fastest-growing bedroom communities, popular with military and civilian families for its master-planned communities, SCUCISD schools, and strong value.
The master-planned appeal
Communities like Cibolo Valley Ranch and Bentwood Ranch are marketed hard to military families, and for good reason: short gate commutes, amenity pools and trails, new schools, and strong resale value. If you want the predictable, move-in-ready experience of a planned community, Cibolo is one of the best in the region for it.
Schools and zoning
Much of Cibolo is served by SCUCISD with its strong reputation, but some neighborhoods zone to Marion ISD, and Randolph Field ISD touches the eastern edge for eligible military families. The address absolutely determines the schools, so I always pull the district and feeder pattern before showing a home.
Value and growth
Cibolo offers strong value relative to the closer-in suburbs, especially in the $250s to $400s, with newer construction throughout. The town is growing quickly, so buyers should look at schools and infrastructure alongside the home itself, and that forward view is my specialty.
