The Four Bases of Joint Base San Antonio

Joint Base San Antonio is not one place, it's four. Created in 2010, it is the largest joint base in the Department of Defense, and the installation your orders point to decides your commute map and your neighborhood shortlist. Here is each one, honestly.

JBSA-Lackland Air Force Base

Where it is: on San Antonio's southwest side, about 10 miles from downtown.

What it's known for: it's the Gateway to the Air Force. Lackland is the only location for enlisted Basic Military Training for the U.S. Air Force and Space Force, and it also hosts joint technical training.

Commute and fit: Helotes runs about 15 to 25 minutes to the gate, Alamo Ranch about 15 to 25 minutes in normal traffic, and Valley Hi is the closest established neighborhood at about 10 minutes. Families stationed at Lackland most often look at Valley Hi, Westover Hills, Alamo Ranch, and Helotes.

JBSA-Fort Sam Houston

Where it is: in northeast San Antonio, about two miles from downtown.

What it's known for: it's the center of military medicine. Brooke Army Medical Center is the DoD's only Level I trauma center and its largest military hospital, and the post also hosts Army Medical Command headquarters plus U.S. Army North and U.S. Army South.

Commute and fit: Alamo Heights and Terrell Hills sit about 5 to 10 minutes from the gates, Schertz about 15 to 20 minutes, and Cibolo about 25 to 35 minutes in normal traffic. Families balance the short commutes of Alamo Heights and Terrell Hills against the larger homes and lower prices of the northeast corridor.

JBSA-Randolph Air Force Base

Where it is: about 15 miles northeast of downtown, in Universal City.

What it's known for: home of the 12th Flying Training Wing, the Air Force's premier base for pilot instructor training and combat systems officer training.

Commute and fit: Universal City nearly borders the base at about 5 to 10 minutes from the gate, Schertz runs about 12 to 25 minutes, and Cibolo about 10 to 18 minutes in normal traffic. Families at Randolph most often land in Universal City, Schertz, and Cibolo, with Converse, Live Oak, Selma, and Garden Ridge nearby.

JBSA-Camp Bullis

Where it is: in northwest Bexar County, roughly 27,000 to 28,000 acres of Army training land.

What it's known for: maneuvering and field training for Army, Air Force, and Marine units, plus field training for medical units from Brooke Army Medical Center. There is no on-base family housing, so every family lives off post.

Commute and fit: the communities that fit Camp Bullis best are the northwest corridor: Stone Oak, Shavano Park, Helotes, Leon Valley, and the Boerne and Fair Oaks Ranch area. Because there are no gates to live behind, the choice is really about which northwest community matches your lifestyle and budget.

VA Loan Essentials

The VA home loan is the strongest buying tool most military families have, and it works well in San Antonio. Here are the essentials, each one verified:

  • No down payment required

With full entitlement, you can finance 100% of the purchase price, as long as the sales price doesn't exceed the appraised value.

  • No private mortgage insurance

There is no PMI on a VA loan, no matter your down payment, which keeps your monthly payment lower than a conventional loan with the same terms.

  • Funding fee, and who doesn't pay it

The funding fee for a first-time purchase with less than 5% down is 2.15% of the loan amount in 2026. It's waived for veterans with a service-connected disability rated 10% or higher, and for surviving spouses and Purple Heart recipients in certain cases.

  • Loan limits

For 2026, the VA loan limit in Bexar County is $832,750 for a single-family home, and veterans with full entitlement can borrow above it with no limit.

Your PCS Checklist

Seven practical steps, in order. The full walkthrough, including BAH math and property tax details, lives in my PCS to San Antonio guide and on the military page .

  1. 1

Confirm which installation your orders point to

JBSA is four bases with four different commute maps, and your report location decides which side of town you should live on.

  2. 2

Pull your BAH and build a budget around it

BAH is based on pay grade, dependency status, and the local housing market, and it resets every January. Knowing your number before you look keeps the search honest.

  3. 3

Get pre-approved with a lender who closes VA loans on schedule

A pre-approval tells you exactly what your budget can buy, and the right lender keeps your offer competitive in a market that moves fast.

  4. 4

Decide whether to rent first or buy right away

Many families rent for a year to learn the city, and many buy straight away. Both work; the honest answer depends on your timeline, your savings, and how sure you feel about the area.

  5. 5

Plan your house-hunting trip around your report date

One focused trip with a shortlist already narrowed beats several scattered weekends, and it keeps your PCS timeline intact.

  6. 6

Line up closing to fit the PCS schedule

If your closing and report date don't align, plan the rental or temporary housing gap in advance so nobody sleeps in a storage unit.

  7. 7

    File your exemptions after closing

File your homestead exemption and, if you qualify, the Texas disabled veteran exemption. Both lower your property tax bill going forward.

Frequently Asked Questions for Military Buyers

The questions I hear most from military families, answered directly and honestly.

Can I use a VA loan on a new construction home?

Yes. VA loans can be used to buy new construction, and the property must meet VA's minimum property requirements and pass the VA appraisal just like a resale home. Some builders work with preferred lenders, so it pays to confirm early that the builder's process fits your VA financing.

How far is Boerne from Lackland?

Boerne sits about 37 to 39 miles northwest of Lackland, and the drive typically runs 40 to 45 minutes in normal traffic. It's a real commute, so families who split time between Lackland and Boerne usually test the route at their actual drive times before committing.

What is the property tax situation for veterans in Texas?

Texas has no state income tax and funds local services through property tax. Veterans with a service-connected disability rating can claim a residence homestead exemption: $5,000 at a 10 to 29 percent rating, rising to $12,000 at 70 to 99 percent, and a 100 percent rating exempts the primary residence from property tax entirely. The exemption is filed with the county appraisal district, and I walk clients through it after closing.

Do I need a San Antonio real estate agent for a PCS?

No, Texas doesn't require you to use an agent, and some families buy directly from a builder. But a PCS runs on a compressed timeline in an unfamiliar market, and an agent who knows your base, your benefit, and the commute map saves you from costly guesses. In most San Antonio purchases the seller's side pays the buyer's agent commission, so the guidance usually comes at no extra cost to you.

What are the best neighborhoods near JBSA?

There is no single best answer, because JBSA is four installations with four different commute maps. Randolph families usually look first at Schertz, Cibolo, and Universal City; Lackland families lean to the west side and Helotes; Fort Sam Houston families balance Alamo Heights and Terrell Hills against the northeast corridor; and Camp Bullis families live in the northwest around Stone Oak, Shavano Park, and Helotes. Tell me your base and your priorities, and I'll narrow it to the two or three communities worth visiting.

Can I buy a home in San Antonio from out of state before I arrive?

Yes, and most of my relocation clients do exactly that. The process is video calls to narrow areas, a pre-approval from a Texas lender, virtual tours, one focused house-hunting trip, an offer, and a closing at a title company. I coordinate the timeline so your closing lines up with your report date and your family's arrival.

How does BAH work when I buy instead of rent?

BAH is a monthly, tax-free allowance based on your pay grade, dependency status, and the local housing market, and it resets every January. When you buy, BAH doesn't automatically cover your mortgage, so the honest math is comparing your total monthly housing cost to your BAH. I model that for every home we consider.
