The three installations of JBSA
Joint Base San Antonio combines Fort Sam Houston, Lackland Air Force Base, and Randolph Air Force Base. Fort Sam Houston, in central San Antonio, is the Army's medical hub. Lackland, west of the city, is where the Air Force runs Basic Military Training. Randolph, in Universal City to the northeast, hosts Air Education and Training Command. Across JBSA roughly 24,700 active-duty members serve, which makes the surrounding market one of the most military-friendly housing markets in the country.
What BAH looks like in San Antonio in 2026
San Antonio sits in Military Housing Area TX285, and 2026 BAH rose about 4.2% from 2025. For an E-5 with dependents, the 2025 rate was roughly $1,935 a month, recalculated each January. The practical rule stays the same: match your housing allowance to your commute, because the three bases sit on very different sides of town. A cheaper home far from your gate can quietly cost you hours a day in traffic.
Where military families actually buy
Median prices near Randolph in Schertz and Universal City run roughly $275,000 to $320,000, which is why the corridor northeast of the city is so popular with Randolph families. Near Lackland, medians run lower, with updated homes in the Lackland City area landing around the low to mid $200,000s. North-central neighborhoods between downtown and Fort Sam Houston serve the medical hub. Nearly every home in Bexar County falls under the 2026 conforming loan limit of $832,750, so your financing options stay wide open.
Why VA loans are so common here
San Antonio is one of the strongest VA loan markets in the country. In early 2026, the 30-year VA fixed rate was around 5.25%, roughly a full point below typical conventional rates, and with full entitlement many eligible buyers finance with zero down and no monthly mortgage insurance. VA loans are also assumable, which matters in a PCS-heavy market where a buyer can sometimes take over the seller's existing rate. Verify your certificate of eligibility before you start shopping.
Property tax breaks you should not miss
Texas offers a partial exemption on your principal residence based on your VA disability rating: under Tax Code Section 11.22, the exemption runs from $5,000 off assessed value for ratings of 10% to 29% up to $12,000 for ratings of 70% to 99%. Veterans rated 100% disabled, or individually unemployable, qualify for a 100% exemption from all property taxes on their primary residence, and it transfers to their surviving spouse. Veterans 65 or older with at least a 10% rating get an additional $12,000 exemption. File the paperwork early and keep the April 30 deadline in mind.
Timing a PCS move, and first steps
On orders, the sequence that works is: confirm your assignment and gaining unit, get pre-approved or secure a VA lender letter, decide rent versus buy against your BAH and PCS timing, then shortlist neighborhoods by the commute to your actual gate. This year the San Antonio market is balanced, with roughly six months of inventory, so PCS families have more time than they did a few years ago.
