New Braunfels Housing Market in 2026: What River-Town Buyers Should Know
New Braunfels is growing on both sides of the river, and the price tags reflect it. In mid-2026 the median sale price inside the city ran about $349,500, while Comal County as a whole pushed closer to $460,000 on its March numbers. Here is what the 2026 market actually looks like for buyers, including the slower pace and the negotiating room that did not exist a few years ago.

Here is what the 2026 market actually looks like for buyers, including the slower pace and the negotiating room that did not exist a few years ago.
What does a home actually cost in New Braunfels?
Separate the city from the county and the picture gets clearer. Redfin and Resideline both put the New Braunfels city median around $349,500 over the last few months of 2026 data, while Comal County, which includes higher-priced Hill Country tracts, reported a median sale price of $459,900 in March 2026, up 6.6% year over year. Both numbers matter: the city average tells you what river-town living costs, and the county number reminds you how much land and acreage change the math in the surrounding Hill Country.
Inventory is up, and the hurry-up pace is over
Buyers have options again. Comal County held about 2,028 active listings in March 2026, up 11.4% from a year earlier, and months of inventory sat near 6.9, a level that favors buyers more than the frantic 2021 and 2022 market ever did. Lira Realty counted roughly 2,200 homes on the market in the New Braunfels area as of April 2026. More choices, more time to compare, and fewer bidding wars are the practical result.
How long do homes sit, and what do buyers actually pay?
Homes in New Braunfels sold in about 69 days on average over the last three months, and buyers closed at roughly 92.5% of the original list price on recent Comal County sales. In plain terms: most homes are selling under asking after a little patience. That is a meaningful shift for buyers who remember 2022, when over-asking offers and waived inspections were normal. Sellers are pricing more realistically now, and buyers have room to negotiate repairs and terms.
Why New Braunfels still draws buyers at these prices
The draw was never cheap. It is the river lifestyle, Gruene, Comal ISD schools with strong published ratings, and a town halfway between San Antonio and Austin on I-35. The market is more balanced in 2026, which means the families who love New Braunfels for its life, not its price tag, can buy with less pressure. The trade is the commute: I-35 toward San Antonio backs up in rush hour, so this fits remote and hybrid workers especially well.
Where the market is headed
County medians are still up modestly year over year even as inventory grows and days on market stretch, which is the signature of a cooling, more normal market rather than a falling one. For buyers, that is the best environment we have seen in years: real choices, realistic prices, and negotiation room. For sellers, it means pricing against current sales rather than 2022 memories, and staging the home to compete with more than 2,000 other listings in the county.
