September Home Sales Dipped 2% in San Antonio: The Honest Read

San Antonio-area home sales ran about 2% below last September, and the median price slipped about 2% from the roughly $299,000 it held a year earlier, according to the SABOR monthly report released October 16, 2026. That reverses an August that outperformed the state, when sales rose 4% and the median held at $299,275. With inventory still climbing and homes taking longer to sell, the market is settling into the most balanced, negotiable conditions buyers have seen in years. Here is what the new data actually means.

The September numbers, straight from SABOR

Texas Public Radio's coverage of the September report puts sales roughly 2% below September 2025, with the median price down a similar amount from the year-ago level near $299,000. It is a modest pullback, not a break: one month earlier, SABOR reported 3,104 closings, up 4% year over year, with the median at $299,275 and the average price at $372,989. September simply gave some of that back, and in a market that had been running slightly ahead of the state and nation, a down month reads more like normalization than a correction.

Inventory keeps building, and that changes your leverage

As of the August report the metro had about 16,940 active listings, equal to 5.87 months of supply, and homes were averaging 82 days on market, up 11% from a year earlier. Closed sales were coming in at about 92.8% of original list price, which tells you sellers are already negotiating. Five-plus months of supply is textbook balanced territory: buyers get time, choices, and terms, and sellers get a market that rewards honest pricing.

What this means if you are buying this fall

More months of supply and longer days on market translate into the leverage buyers had been waiting for: asking prices that sit, sellers who offer concessions like rate buydowns or closing cost credits, and inspections where you can actually ask for repairs. The advice I keep repeating still holds: get pre-approved first, compare the payment at today's rate, and shop the inventory, not the hype.

What it means if you are selling

At 82 days on market and a 92.8% close-to-list ratio, the seller's job is to be the best-priced, best-presented home in the neighborhood, not the most optimistic one. Fresh photos, honest pricing from current comps, and a clean, decluttered showing position a home to sell in weeks rather than months. If your home has been on the market, that is exactly the kind of feedback worth listening to: price and condition are doing the talking now.
