What San Antonio Sellers Actually Net: The 22.8% Profit Margin and the 82-Day Timeline

ATTOM's Q3 2025 Home Sales Report put the typical San Antonio home-sale profit margin at 22.8%, roughly half the national average of 49.9%, and SABOR's August 2026 report shows homes taking about 82 days to sell at about 92.8% of original list price. For a seller, those two numbers are the whole story: the equity is real, but it is thinner than the national headlines, and the timeline rewards realistic pricing. Here is how to read them before you list.

The number that surprises sellers

ATTOM's profit margin measures the difference between the median purchase price and the median resale price for homes sold in a quarter. In Q3 2025, San Antonio's typical margin was 22.8%, compared with 49.9% nationally. That is not a criticism of the market: it reflects a metro where affordability kept prices steady and appreciation was gradual rather than dramatic. Homes bought in 2019 through 2021 still carry meaningful gains, but the 2021-style jumps are not the local pattern.

The timeline is the real story

SABOR's August 2026 report put the median time on market at 82 days, up 11% from a year earlier, with homes selling at 92.8% of their original list price and 5.87 months of supply on the market. A balanced market sits around six months of supply, so San Antonio is right at the pivot. What that means for you: the first weeks on market carry the most buyer traffic, and a price that is out of step with the current market simply adds days, which then adds negotiating leverage to the buyer's side.

Why the margin is thinner here

San Antonio's median sale price held at $299,275 in August 2026, unchanged year over year, while sales rose about 4%. Flat prices plus longer timelines mean the profit you keep depends more on what you paid and when you bought than on market tailwinds. A seller who bought in 2020 has a very different equity picture than one who bought in 2023, and the honest conversation starts with your specific purchase price, not the metro average.

The honest pricing plan

Price to the current market, not to the peak you remember. The 92.8% of list figure means the list price sets buyer expectations, and an overpriced listing loses the two-week window when a home gets the most showings. Fresh paint, staged rooms, and professional photos still matter, but in a balanced market they protect your price, they do not rescue a bad one. If your agent suggests a number below your hopes, ask for the comparable sales that support it.

What you keep

Net proceeds are the sale price minus what you owe, the commission, and closing costs, which typically run 6% to 10% all-in in Texas. On a median-priced home near $299,000, that is a real slice of the profit margin, which is why pricing strategy and negotiation matter more than the headline appreciation number. The good news: San Antonio's affordability keeps a deep pool of buyers in your price range, and a well-priced home in this market still sells.
