Families ask me where the smart buyers are looking, and 2026 has a clear answer: the growth is concentrated on the far west side and in the northern Hill Country suburbs. One RentCafe study ranked a San Antonio ZIP code 15th among the 50 fastest-growing new neighborhoods in America, with housing inventory up 187% and population up 111.6% over the past decade. The metro is still adding people

The San Antonio-New Braunfels metro was home to roughly 2,813,140 people as of July 1, 2025, according to Census estimates, up about 1.4% in a single year and nearly 205,000 people since April 2020. About 59% of that growth came from domestic migration, people moving in from other states. That steady influx is why new communities keep sprouting on the edges of town, and why inventory keeps growing with it.

The 78252 story

The Southwest-side ZIP code 78252 was the standout: ranked 15th nationally in the RentCafe study of fastest-growing new neighborhoods, with housing inventory up 187% and population up 111.6% over ten years. Growth like that comes with trade-offs: new construction with builder incentives, new schools being added, and a commute that most residents accept in exchange for a larger, newer home for the price. It is worth a look for budget-minded families who work on the south or west side.

The far-west corridor: 78253 and Alamo Ranch

The neighboring 78253 ZIP on the far west side also made the list, and Alamo Ranch remains one of the most active master-planned communities in the metro. The draw is the same pattern repeating: new schools, new retail, and newer homes at prices that beat the north-central city. Just know the Loop 1604 commute fills up in rush hour, so match the corridor to where you work.

Small towns growing fast

A separate StorageCafe ranking named Boerne, Selma, Fair Oaks Ranch, New Braunfels, and Canyon Lake among the fastest-growing U.S. cities over the last decade. These are the Hill Country towns where inventory has multiplied: more rooftops now, but still the schools, the open feel, and the lifestyle that built the appeal. Fair Oaks Ranch and Boerne sit on the I-10 corridor; Selma is northeast near Retama Park; New Braunfels anchors the I-35 side toward Austin.

The northeast corridor

Cibolo, Schertz, and Converse keep growing for the same reason they already attract so many military families: short JBSA-Randolph commutes, newer homes, and prices that start lower than the west side. If your orders say Randolph or your job sits on the northeast side, this corridor is the value play, and new construction here comes with the same incentives as the west side.

What growing neighborhoods mean for buyers

Growth is a double-edged sword. New areas give you newer homes, better floor plans, and builder incentives, but schools and taxes can lag or run high, and commute pain arrives before the road widening finishes. The honest approach is to look at the community's trajectory, not just today's model home: what is promised, what is delivered, and what your monthly number looks like in year one.
