The resale market today, in dollars

Hill Country Retreat is essentially built out. The community holds about 2,090 homes, and with Del Webb's new inventory gone, the sales you will see are resales. Current listings on market run a wide band: smaller two-bedroom homes in the $245,000 to $310,000 range, three-bedroom homes around $375,000, and larger estate-style homes from about $475,000 up to roughly $695,000. Examples live in the data: one was listed at $288,900, another at $374,999, and a larger estate home at $600,000. That spread is exactly why the first step should be comparing recent closed sales inside the community, not just asking prices.

Where it sits and what the HOA covers

The community sits inside the Alamo Ranch master plan in far-west San Antonio, just off Culebra Road outside Loop 1604 in the 78253 ZIP code. HOA dues run about $184 to $187 a month and cover the gated entry, common-area maintenance, and the clubhouse and amenity package. For empty nesters moving from a house with a lawn crew, a pool service, and a gym membership, the dues often replace several separate bills instead of adding one. The honest way to check is to list what you pay today for those things and compare.

The age rule, stated plainly

This is an age-restricted community under the federal Housing for Older Persons Act: at least 80% of occupied homes must include one resident age 55 or older, and no one under 19 may live there. Visitors are welcome, and grandchildren can visit freely. The practical details, like how long a visiting grandchild can stay, are set by the community's governing documents, so get the current version in writing before you make an offer. And a note I give every client: an age-restricted neighborhood is one good option, and plenty of empty nesters instead choose a smaller single-story home in an age-diverse neighborhood. Both approaches are valid.

The Resort and the amenities that come with it

The community clubhouse, called The Resort, is a roughly 28,000-square-foot building with a fitness center, an indoor pool and hot tub, resort-style outdoor pools, pickleball, tennis, and bocce courts, a library, and walking trails, supported by an on-site lifestyle staff and more than 100 special-interest groups and clubs. The monthly dues buy that lifestyle along with the maintenance. If clubhouse amenities matter to you, this is one of the stronger packages in the San Antonio area.

What buying a resale here involves

Buying in a sold-out community is a resale transaction: no builder price sheet, no model-home tour. The steps are the same as any good resale purchase, with a little extra homework. Review the HOA's reserve fund and financials, ask for the current governing documents in writing, get the age-requirement verification process in writing, and pull the last two years of property tax history on the specific home, because the seller's bill will not be your bill. I walk every client through this list; nothing about it is intimidating once it is on paper.

The Bexar County tax picture for 65+ buyers

Texas owners 65 and older file for the over-65 exemption on their homestead, which adds to the state's general homestead exemption, and under Texas Tax Code Section 11.26 the school portion of the bill freezes at the amount owed in the year you first qualify, so future appraisals cannot push that part up. Property taxes reset for a new owner at the new value, which is why the seller's bill is only a starting point. I always pull the recent tax history and model the exemption impact for each home you seriously consider.

How it compares to the other 55+ choices

Hill Country Retreat is the biggest and most established active-adult community in the metro, but it is not the only option, and the differences are worth knowing. In New Braunfels, Voss Farms starts near $212,000 and Del Webb at Veramendi opens around $327,990. In Boerne, Regency at Esperanza starts in the low $400,000s inside the Esperanza master plan. If you want a brand-new builder home, Veramendi or Regency have it. If you want an established, fully built neighborhood you can tour today, Hill Country Retreat is the one.
