Aging in Place vs. a 55+ Community in San Antonio: The Honest Cost Comparison

The care-cost numbers are what make this conversation concrete. Per the Genworth and CareScout 2024 Cost of Care Survey, the Texas median for a home health aide is $30 an hour, about $68,640 a year at the survey's 44-hour week, and the Texas median for assisted living is $5,250 a month, about $63,000 a year. Those are the real prices of staying put once help is needed. Here is the honest comparison against what a 55+ community in the San Antonio area costs each month, so you can decide on numbers instead of feelings.

The care numbers that make the decision concrete

The 2024 Genworth and CareScout survey (data collected late 2024) reports Texas medians of $30 an hour for a home health aide, which works out to about $68,640 a year at the survey's 44-hour week, and $5,250 a month for assisted living, about $63,000 a year. The national medians were $33 an hour and $5,900 a month. Most empty nesters start with far less than 44 hours of help a week, so the real cost of staying put begins small and grows with need. That trajectory, not today's number, is what a 55+ move is buying down.

What a 55+ community costs instead

A 55+ community swaps the big, unpredictable care and maintenance numbers for a predictable monthly HOA. At Del Webb Hill Country Retreat, San Antonio's largest active-adult community, dues run roughly $184 to $187 a month and cover the gated entry, common areas, and a clubhouse with pools, fitness, pickleball, and events, while entry prices on resales range widely. That monthly number is fixed on paper in a way care costs never are, and that predictability is the point.

The tax angle for 65+ homeowners

Texas homeowners 65 and older get meaningful relief: the over-65 exemption on their homestead, and under Texas Tax Code Section 11.26, the school portion of the tax bill freezes at the amount owed in the year you first qualify, so future appraisals cannot push that part up. Property taxes reset to the new value when you buy, which matters for downsizers moving to a 55+ home, and my property tax guide keeps the current numbers current.

The maintenance math nobody adds up

The cost most comparisons miss is upkeep: the roof, the AC, the water heater, the yard, the gutters. A homeowner pays those in cash and labor, and an empty nester often pays someone else for the labor. A 55+ community folds a large share of that into the HOA, and a patio home or condo in an age-diverse neighborhood does something similar. Put your current maintenance spending on paper before comparing HOA dues, because dues often replace bills you already pay.

Healthcare and community fit

San Antonio has a deep healthcare footprint, and distance to your doctors, your hospital, and your family matters more than any amenity list. Before choosing between staying put and moving, map your providers and your grandchildren against the neighborhoods you are considering. The community that fits your medical route and your family circle is the one that will actually work, regardless of which label it carries.

Fair Housing, stated plainly

Age-restricted communities operate under the federal Housing for Older Persons Act, which sets the age and occupancy rules, and they are one legitimate option. They are not the only option, and they are not required: many empty nesters instead choose a smaller single-story home in an age-diverse neighborhood, and both paths are valid, protected choices. No salesperson should push you one way, and no decision should be rushed. Real estate professionals in Texas follow Fair Housing law, which means helping you find what fits you, not steering you.

A decision framework, not a formula

When care needs are low and the house is manageable, staying can be the cheaper and happier plan. When stairs, maintenance, or isolation start creeping in, the 55+ move shifts value fast, and doing it while you choose the timing beats doing it under pressure. The honest framework weighs your health, your family's geography, your equity, and your monthly cash flow, and the numbers from your own life will always beat the medians in any survey.
